The Problem
Existing conventional septic system flagged during a pre-sale compliance inspection — drain field saturated, tank baffles degraded, system at end of serviceable life. Property was under contract and the buyers required a new system as a condition of closing. Available space on the lot was limited by setbacks from the existing well, a detached garage, and the property line, requiring careful siting of the new system.
What We Found & Did
Coordinated soil evaluation and percolation testing with a licensed evaluator. Based on results and available space, designed a conventional trench drainfield system sized for a 3-bedroom home. Pulled county permit and received approval. Excavated new tank site using the excavator, placed a 1,000-gallon concrete septic tank, connected inlet and outlet with new Schedule 40 pipe. Installed effluent distribution box at the head of the drainfield, ran five drainfield laterals with stone bed and fabric cover. Compacted and rough-graded disturbed areas. Final county inspection completed and passed. System placed in service on closing day.
